Recent research by Quantify Strategic Insights identifies just 5.3 years of zoned vacant industrial land supply across Melbourne's major State Significant Industrial Precincts, (excluding Hastings), based on historical consumption rates.

Including assessed unzoned land increases the estimated supply to 10.9 years. But there's an important distinction between land identified for future industrial use and land that is actually available for development.

Zoning, infrastructure, location and delivery timeframes determine how readily industrial land can be brought to market. Melbourne's industrial land planning needs to focus not just on the quantity of land identified, but on how and when that land can be brought to market.

Quantify’s report, Securing Melbourne's Industrial Land Future, provides an evidence-based assessment of Melbourne’s industrial land supply position, including the structure of the metropolitan industrial market, the adequacy of current and future supply, and the economic risks associated with continued land scarcity.

A strategic response is required to preserve Melbourne’s industrial capacity, freight efficiency and long-term competitiveness. Industrial land should not be treated as a secondary planning consideration but proactively recognised and planned for as essential economic infrastructure.
